The OP is living there for three months. Even IF they are the dirtiest of all tenants (which is unlikely, but still possible), if we take into regard you need at least a month or two to settle and get your essential furniture in place, the remaining time is WAY too short to state something like “kind” strikes or advisories first - which is kinda required for such a formal step through a lawyer if you want to make it grounded and with actual reason.
The whole matter does sound like a xenophobic lady with too much time and a very short fuse - and a personal friend of her or her family being the lawyer responsible for the whole matter. That’s why I would simply ignore it for the time being.
